Waterbury, CT., Tom Hill III, CCIM/SIOR announces that he and his industrial associate Ed Godin, recently sold the former Safelite Auto Glass property at 984 Wolcott Street, Waterbury, to Merit Oil Company, to be redeveloped into a 24 hour high volume service station. This is another piece of edge property that Hill handled around the former Naugatuck Valley Mall. The other parcel was the old Sears Auto Center that was sold to the Starwood/Ceruzzi Group, for the new 400,000 SF power center they are developing on the old mall site. Hill and Godin worked diligently with Merits representative Frank Livingston on a number of variances needed to fit their kiosk, canopy and lighting concepts with the zoning board of appeals in Waterbury. They had legal assistance from Attorney William Stevens, of St. John, Scappini, Lombard and Stevens. The closing attorney was Anthony Denorfia from Southington, who was very helpful in keeping this complicated transaction alive. Hill and Godin have quite a bit of experience with sites that may have had past environmental uses, and are adept at getting through the transfer laws and working with the right environmental companies to achieve this. The environmental company that worked on this particular transaction was Mike Mahan of SMC, in Bantam, Connecticut. Hill and Godin said this is another example of how regional and national retailers think that Waterburys population is definitely willing to support active service providers that give value for customers dollars.
