January, 1997 -- Waterbury - Tom Hill III, CCIM, SIOR is proud to announce that he has had both the pleasure and opportunity of selling the M.J. Daly property on Bank Street, in downtown Waterbury, Connecticut, to Ceruzzi Properties of Westport, Connecticut, for the new Home Depot that opened in the spring of 1997. This site was chosen because of Waterburys prime access to I-84 and Route 8, as well as its direct link to downtown Waterbury. Waterbury is undergoing a major development boom fueled by the development of the GGP/Homart Brass Mills Center, also in downtown Waterbury. These projects have been guided along the The Naugatuck Valley Development Corporation and are expected to fuel the economy in the entire Greater Waterbury region.
These types of transactions become complicated when numerous properties need to be assembled to make enough land for the huge box that Home Depot requires. Hill represented M. J. Daly & Sons Company, who is a regional mechanical piping contractor. Hill was quoted as saying, "As an additional reward for a job well done, MJ Daly has awarded our agency the exclusive on a a flat parcel directly across the street from the Home Depot. It is approximately 1.7 acres and has a decent 10,000 SF building on the property. The site could work for one or two fast food retailers or the 10,000 SF building could be converted for many commercial purposes".
