TOM HILL BRINGS NEW JERSEY FIRM TO WATERBURY

A qualified referral set the wheels in motion for Tom Hill III, CCIM to bring an out of state auto parts distributor to Waterbury, CT.

"New Jersey based MOTOR AGE/PARTS PLUS was looking for a facility conducive to the operation of a regional distribution center, " Hill explains. " We utilized our state of the art 'Site finder' computer system to identify as many compatible sites as possible within the region."

Hill accumulated a substantial number of properties for his client. The location MOTOR AGE chose above all else was a 20,000 S.F. vacant industrial building across the street from the new HOME DEPOT project (which HILL also successfully brokered).

The site was appealing to MOTOR AGE for three important reasons. First, the location entitled them to apply for Enterprise Zone benefits - including an 80% tax abatement on real estate taxes for five years, personal property tax breaks on machinery and equipment added to the grand list, Job grants, and corporate tax reductions over a ten year period.

Second, HILL helped secure flexible lease service from the owner - an attractive advantage for his client.

Third, the company wholesales directly to auto parts retailers, service stations and repair facilities throughout the northeast and clients appreciated Waterbury's excellent geographical location. "MOTOR AGE was impressed with the easy highway access," Hill knowingly states, "at the cross roads of route 8 and Interstate 84 - it's perfect for regional distribution."

MOTOR AGE/PARTS PLUS Inc. employs a total of 350 people. Five of those employees were hired from the Waterbury area to operate the distribution center at 115 Benedict St. In addition to job creation, TOM HILL's efforts helped fill a vacant building in the city's South End with a viable business that's been added to Waterbury's grand list.
